Find out whether hosts will pay

Pick the district first, then fill the sheet. Choose one compact visitor district you can drive end-to-end in roughly 15 minutes — a riverfront, an old town, a beach strip — and draw its boundaries on a map, so whether a property is “in the cluster” stays a yes-or-no question. Search Airbnb and Vrbo filtered to those boundaries and log every entire-home listing into a spreadsheet: host name or profile handle, listing title, approximate nightly rate, and contact route — platform inbox, co-host profile, or local hosting group. Exclude large management companies: identical photo styling, dozens of units under one brand name, or a corporate-sounding host profile all signal centralized purchasing that will never hire a solo operator. Work until 40–60 independent hosts remain on the sheet. Nothing in this step spends money.
