    This step produces a one-page map of every exit clause in your lease — early termination, notice, buyout fee, assignment, and sublet — with section numbers and exact wording. The trap: these clauses hide under headings like “Default” or “Remedies,” and the word “termination” may never appear.

    Work from the signed copy of the lease plus every addendum and rider.

    1. Read through once, flagging any section whose heading mentions termination, early, buyout, fee, assignment, sublet, default, breach, remedies, reletting, or notice.
    2. For each flagged clause, record the section number, the heading, and the exact sentence stating your obligation — quote it verbatim.
    3. Check the definitions section for “Rent,” “Term,” and “Landlord”; the prorated daily rate often lives there.
    4. Read every addendum the same way — buyout fees are frequently a one-page addendum, not part of the main body.
    5. Flag the notice clause’s delivery method — certified mail, hand delivery, or portal — and save it with the map.
    6. Apply the decision rule: a clause that caps your liability at a fixed number of months of rent outranks any negotiation, because that number is contractual, not discretionary.
